- Monitoring rental payments from tenants and taking necessary action to pursue any issues of rental arrears.
- Energetically seeking new tenants on your behalf when necessary. Inquiry and screening prospective tenants as to suitability.
- Arranging repairs and maintenance on the house when necessary using my trades-people contacts (or your preferred trades-people if nominated). Utilising my experience on keeping maintenance costs down as much as possible.
- Inspections of the house to monitor its good upkeep by the tenants. Included in this is an initial photographic record of the house condition. Ongoing Inspections are usually done 3 monthly, or at other intervals if nominated by you. Inspections can be called for by you at any time.
- Providing rental statements of account at regular intervals.
- Attending to day to day tenant queries and requests.
- Tenancy Tribunal Mediations, Applications and hearings.
- If requested by you, establishing a system so that rates, insurance and other outgoings are paid on time.
